Choices including Sale Source, Address Number Range, Sales Class, Closing Date, Price Range, Square Footage, and Interest Rate Range, offer the user specialized options to refine their search. Regardless of the Search Method Uutilized, Detailed Output and either Standard or User-Defined Summary Reports, and Mailing Labels are available to display and print the information retrieved. Comparable Sales Reports and Statistics are included with the Sales Database, as well as the AVM (Automatic Valuation Model) Value Analysis Program. The AVM is an Artificial Intelligence - Expert System based program, which computes the estimated market value of a property based upon Comparable Sales and Property Details from the corresponding tax records. The AVM has a 10-year history of proven accuracy (+/-2% of the actual sale price), when comparables are selected from a Subdivision/Section.
