How Well It Works

Table 1 shows some examples that the program successfully matched.These examples show the varying degrees of complexity that the program is capable of handling.Keep in mind, though, that even the simplest of these examples would be too much for a traditional character-based searching method that does not deal with the meaning of the descriptions, because differences in abbreviations and word order would make descriptions look different.

RDI is using this program to automate the matching of Harris County deed records with corresponding tax records from among more than 1,880,000+ accounts in the Harris County Appraisal District (HCAD) database.When the real property records from July 1998 were processed using legal description only, 79% of those records with a legal description were matched to tax records.When an additional comparison between grantor/grantee names and owner names were included, an additional 9% were matched for a total matched rate of 88%. In most months, the RDI automated system matched 84-93% of those real property records that have legal descriptions to their corresponding tax records, with no mis-matches . Furthermore, in many cases where no match was found, it was difficult or impossible to locate a match manually.
