The RDI AVM (Automatic Valuation Model - AVM or APV - Automated Property Valuation Model) is a Multi-Model Artificial Intelligence - Expert Based System, Knowledge Engineered using MAI Appraisal Expertise, yielding a CMA (Comparable Market Analysis) or AVM/APV Value for Single Family Residential Homes.

The RDI AVM has been used by thousands of RDI Subscribers since 1991, long before the advent and regular utilization of AVM's and APV's. [The RDI Founders and Designers of the RDI AVM hail from the NASA - Johnson Space Center and MITRE Corporation.]


     



The RDI AVM computes the Estimated Market Value (Sale Price) of a house, based upon the selling price of up to three Expert System selected Comparable Sales, and adjustments made for the differences between the Comparables and the Subject House. The adjustments are calculated using an Expert System with specialized knowledge and data, as well as utilizing the Square Foot Appraisal Methods with all the available building characteristics within the Appraisal District Records for the Subject Property and the selected Comparables.

The Comparable Sales are obtained from RDI's database of Sale Records. The Subject Property can be any property in RDI's database of Property Tax Information from the Five County Area Appraisal Districts provided on-line (Harris, Montgomery, Fort Bend, Brazoria and Galveston).

In the AUTOMATIC mode, the RDI AVM uses the RDI Sales Database and then locates Comparable Sales based upon user selected search criteria, such as Street Range, Subdivision, Census Block, etc. with allowances for user determined closing date and sale price. (Users may add their own Comparables Sales and modify the Subject and Comparables after the AVM report has been generated).

In the MANUAL mode, the RDI-AVM enables users to enter their own selected Comparables in lieu of the RDI-AVM AUTOMATIC mode selected Comparables, as well as permitting the addition of their own Comparable Sales and modification of the Subject Property and Comparables following generation of the AVM report. User selected search criteria such as Street Range, Subdivision, Census Block, etc. with allowances for user determined closing date and sale price are also available for MANUAL mode.

The RDI AVM has a 13 year history of proven accuracy (+/- 2% of the actual sale price), when Comparables are selected from a Subdivision/Section. The RDI AVM Analysis Report follows the same analysis format as the Uniform Residential Appraisal Report form 1004.

The results of the RDI-AVM can be used as part of an Appraisal, but should probably not be used as an Appraisal itself. [RDI does not do on-site inspections, and the program cannot make any subjective judgments. The RDI-AVM lacks Visual Image Analysis Capability.]
