General Discussion of RDI Data Sources and RDI Hardware and Software

RDI obtains electronic data from County Appraisal Districts, County Clerks, State Jurisdictional Agencies and privately licensed data sources both in Texas and elsewhere as raw input for its databases.

Frequency Of Tax And Sales Data Updates:

  • Master Certified Tax Rolls are updated annually
  • Sales Data is updated twice weekly and again bi-weekly
  • County Clerk records are updated monthly
  • Delinquent Tax Records are updated quarterly
  • Post Office and Geocoding data is updated quarterly

     


The three RDI Equities: Closing equity, Home Owner and Current Owner are updated as follows:

  • Closing Equity - never, as long as the Tax Record owner remains the same since this is the beginning ownership equity and only changes when sold
  • Home Owner - When the RDI Detail Report is run (actual to-date value)
  • Current Owner - When the RDI Detail Report is run (actual to-date value)
  • Other Property Ownership detail data at least twice annually Census Data is updated twice annually from base U.S. Census Data and external adjustment sources
  • Sales Averages and Quarterly Sales values are updated quarterly

RDI General Design:

RDI is a Web-based Internet service.

RDI Software:

RDI utilizes Internet Development software tools for user-presentation via the Internet. Internal to the user Web software are two expert systems: an AVM, including automatic and manual comparable selection and valuation and a Replacement Cost Estimation module. A Mathematical modeling and statistical set of subsystems as well as RDI proprietary search and return software is also embedded in the design.

RDI Hardware:

RDI has numerous 2, 4, and 8 way processor Intel servers for both development and Web servicing. Our main Web serving environment has a front end dual processor which handles all the web pages and user requests and a dual processor database machine which retrieves from the RDI databases the requests that users make via the web. RDI also maintains a failover and fallback set of servers. These machines are connected via a gigabit network and are themselves running under a gigabit network behind the RDI hardware and software firewalls.

RDI Matching Technology:

RDI developed in 1991 Expert System Matching Technology that understands completely real estate Legal Descriptions, names, addresses and names and addresses combined. In Texas there are no common indexes between County Clerk Records and Appraisal District Records much less between these and sales data sources.

RDI's automated matching enables RDI to provide searches far above the match rates typically generated by non-RDI matching technology which is usually in the 70-75%.

RDI has the most highly automated and accurate matching technology available today. Some of the largest U.S. data providers utilize RDI licensed technology for both matching and also resolve and correct their own matched data.
